SETTING THE SCENE

Surrounded by cliffs and headlands which form an idyllic part of the South West Coastal Footpath, Portloe possesses an unrivalled beauty and enduring timelessness and has been highlighted as one of the most picturesque villages in the UK.

Lying on the beautiful Roseland Peninsula, Portloe and its small harbour are hidden and protected from the open sea behind a narrow harbour entrance between the cliffs, and the village retains its charm with old stone cottages clustered above the slipway, and a handful of small fishing boats focused on crabs and lobsters. Named by The Sunday Times as the UK's "Best Seaside Hotel", The Lugger Hotel sits right above the harbour, while the nearby village of Veryan offers a pub, church, primary school, post office/general store, and a sports hall with indoor bowls and tennis courts. Much of the surrounding land is National Trust-owned, featuring exceptional clifftop walks. The popular Carne and Pendower Beach, and The Nare Hotel, are a little further west along the coast, while the magnificent Caerhays Castle and Estate is a short distance to the north east.

HISTORY

Smuggling is a significant part of Portloe's history as it was ideally suited to this activity which often involved the whole community.  In the early nineteenth century, French brandy was regularly brought into harbour illicitly and hidden in cellars. In 1824 the problem was considered so bad that the Customs ordered the erection of a 'watch and boathouse, slip and channel at Portloe, within the limits of the Port of Falmouth.'

The Watch House (now Trevanion) was the residence of the Chief Officer, the Chief Boatman was allocated the Boathouse and the patrolmen lived in The Wheelhouse, Anchor Cottage and Caddy Daw.  More accommodation for patrolmen (The Coastguard Terrace) was built in 1859 with easy access to the Boathouse when the signal came for the cutter to be quickly launched.

The property has been in the current family ownership for 32 years.

THE TOUR

Perched above its own slipway, The Boathouse stands like the figurehead of a great ship, surveying the water below. Its elevated position offers an unrivalled view through the harbour entrance to Veryan Bay—an awe-inspiring panorama unlike any other we have come across in Cornwall, marking it out as a very special opportunity indeed.

The accommodation is arranged over three levels, with the main living space on the middle of these. The triple-aspect sitting room sits proudly at the seaward side, with sliding doors opening onto a spacious decked balcony, which looks out over the harbour towards the long blue horizon perfectly framed by the cliffs either side. Behind this, the dining room and kitchen continue the theme of spectacular views—none more so than from the kitchen sink, which must offer one of the finest dishwashing vistas in existence.

On the top floor, three bedrooms and two bathrooms (one en suite) provide comfortable accommodation, while the lower level boasts a fantastic guest suite. This self-contained space includes a bedroom, shower room, fitted kitchen, and sitting area, with sliding doors leading out to the stone terrace and slipway below, seamlessly connecting the house to the water’s edge.

STEP OUTSIDE

Unusually for a property so close to the water, The Boathouse is blessed with private parking for two cars, a decent garage/workshop and extensive gardens, including a large walled garden across the footpath, a further garden below and terraced gardens on the opposite side of the house. Directly below the house and stone terrace, the private slipway descends into the harbour.
