SITUATION

The Helford River Estuary is widely regarded to be one of the most beautiful and unspoilt on the south coast of England, and has inspired many artists and writers, with its ancient oak forests and hidden creeks that cut inland along this stretch of the south Cornish coast. There are many small quays on the river to visit by boat, while a pedestrian ferry links the north and south banks in the summer.    The sailing facilities here are first class, with the Helford River, Falmouth Bay and the Fal Estuary offering some of the finest day-sailing waters in the UK. Helford River Sailing Club lies just across the river, there are many deep-water moorings, and the Helford River Children’s Sailing Trust runs a huge number of courses throughout the season.  The Ferryboat Inn lies on the north bank, with the thatched Shipwrights across in Helford Village on the south side of the river.   Much of the land surrounding the estuary is owned and protected by the National Trust.  As well as having fine coastal walks and creek paths, the area has a mild climate suited to many sub-tropical plants, as the nearby gardens of Glendurgan and Trebah illustrate so well.    Nearby Mawnan Smith has a lively community with village shops, a doctor’s surgery, public house and café/restaurants.  There is a more extensive range of shopping and commercial facilities in the university town of Falmouth, with a direct rail link to London Padddington from Truro.  Newquay airport is about 33 miles away with daily flights to London Heathrow.    For the keen golfer Budock Vean Golf course is just to the north of Bar Road and within walking distance of Boswodegh.  Originally designed by five times Open Winner James Braid, the seventh on this interesting course was until recently the longest par 5 in the country.  Climatic conditions are so mild that the course plays exceptionally well all year round and is rarely closed by bad weather.

THE HOUSE

Arguably one of the finest houses on Bar Road, Boswodegh underwent a full renovation for the current owners in 2014/2015, with a meticulous attention to detail throughout.

‘Grand Design’ interior designer Kathryn Tyler was consulted on the interior, Chelsea Gold Medal winner Geraldine Hood-Leeder for the gardens, and marine grade materials were sourced for longevity. The house is approached from Bar Road through electric gates and local granite gate piers onto a high quality block pavior drive with granite-faced elements. Elevations are a mix of white render and hung slate with Sapa powder-coated aluminium windows. The interior centres around a fabulous open-plan ‘live-in’ kitchen-dining room with ‘snug’ sitting room off and sliding glass doors to the expansive terrace and river views. The kitchen has an electric Aga, integrated appliances, a huge island unit, ‘leathered’ Silestone worktops and Porcelanosa floor tiles. The ‘snug’ sitting room has a Jotul 400 woodburning stove and also overlooks the gardens and river.

To one side of the kitchen is a laundry room and a stunning bedroom suite with ‘walk-through’ bathroom and separate en suite shower/wc. This bedroom has doors out on to the private, south-facing terrace and of course views down to the river. The west wing of the house comprises two further bedrooms and a bathroom, while upstairs there is a wonderfully spacious and light sitting room with ‘his+hers’ study/office area, with a bedroom suite each side of this reception room.

The mesmerising views from the ground and first floor stretch down over the gardens to the Helford River and out to Falmouth Bay, taking in Dennis Head and Nare Point.

GARAGE/CARPORT

Inside the gates is a bespoke oak-framed car port, which incorporates a neat kayak rack in the roof area, while at the far end of the driveway is a double garage which opens through into a store and plant room, and also has doors out on to the rear terrace and garden.

GARDENS AND GROUNDS

The south-facing gardens slope down towards the river and have been extensively remodelled by the owners to complement and frame the views of the Helford River and Falmouth Bay. The owners worked with Geraldine Hood-Leeder, a Chelsea Gold Medal winner, to create a garden that has year-round interest as well as being low maintenance. It has a wide range of shrubs including mature azaleas, rhododendrons and camelias, several species of magnolia tree plus plants that can only been grown in Cornwall’s micro-climate.
