Over the past few months, there has been considerable discussion regarding the impact of inflation and the state of the economy on the property market in the UK. Although the ever-changing property market and the volatile media that surrounds it has been tinged with pessimism and may seem all a bit daunting (and remember, headlines are there to terrify!) there are many contributing factors – especially here in Cornwall - that often get overlooked and do have a huge impact on the success of a house sale. We are here to show that there is still good reason to be optimistic…
- Yes, markets change, but a unique, special property will always remain a unique, special property, regardless of the market and there will always be demand for properties such as these....
- Likewise, the lifestyle Cornwall offers still applies (despite market fluctuations) and those that are seeking that work/life balance or ‘the good life’ to raise their family, are always going to be drawn to Cornwall’s rolling countryside framed by its beautiful coast.
- Values may change in the short term, but over the long-term property has always appreciated.... prices are higher than they were 10, 20 and 50 years ago, so if one is buying a property for the medium-long term, surely any short-term fluctuation is irrelevant, and they shouldn’t get distracted by talk of short-term market falls.
- The latest inflation data shows it may be falling back (following the US where it is now down to 3%) and if August's does the same, then talk will soon to turn to falling interest rates rather than rising ones. This will be positive for property and could coincide with the traditionally stronger autumn market…
Appointing the right team to handle the sale of your home is crucial; for most people their home is their biggest asset and holds long lasting sentimental value, so it’s imperative to get it right.
With over 30 years’ experience in the Cornwall market, we are no strangers to tricky markets, and we’re well placed to help advise as markets change. Having experienced the previous economic cycles of ups and downs and gaining a deep intuition and understanding of how best to market properties correctly – we see ourselves more as trusted advisors in these changing markets, rather than estate agents. Offering an objective advice and, above all, an honest appraisal of the options, our extensive experience and in-depth analysis of the changing markets helps you make what is essentially an emotional decision in an informed way.
We believe property is about people, so we take a personal approach and work closely with each of our clients to always steer them smoothly through the sale process. We are not in it for the short term, or with the aim of growing into a much larger firm, but aim to become trusted advisers, looking after only a small number of clients at any one time.
If you’re considering selling and would like to arrange a meeting for a confidential discussion, please get in touch - we’d love to help and are always happy to provide clients with sound advice backed up by solid evidence.
